Background
The Ribbon is a $1 billion mixed-use development that has redefined Sydney’s Darling Harbour skyline. Designed by award-winning architects Hassell, this striking 30-storey structure features a distinctive undulating form and serves as a dramatic gateway to the city’s western CBD.
The development comprises the 588-room W Sydney hotel, the largest W Hotel in the world, offering luxury amenities including the AWAY Spa, a 30-metre heated infinity pool, the BTWN restaurant, the Living Room bar, and the rooftop bar 29/30.
The Ribbon also features the state-of-the-art IMAX Sydney theatre, which includes a 29-metre by 24-metre screen, ranking as the third-largest operating movie theatre screen globally. It also includes 1,600 sqm of retail space, 10,000 sqm of renewed public domain, and the Vogue Café Sydney, Australia’s first Vogue-branded café.
Despite significant delivery challenges, including the insolvency of two major builders, the project was successfully completed by Multiplex. Gallagher Jeffs played a pivotal role in stabilising the development and guiding it through to successful delivery.
Scope of Service
Gallagher Jeffs was appointed as the Independent Certifier under the Design and Construction (D&C) Contract between Greaton and the contractor. Furthermore, GJ held the same role in the Agreement for Lease between Greaton and Place Management NSW. Our responsibilities included providing impartial assessments of time, cost, compliance, and completion matters.
