Hyde Melbourne Place Hotel

Background

Hyde Melbourne Place is a purpose-built boutique hotel located on Russell Street in Melbourne’s CBD. The project involved the demolition of three existing buildings and the design and construction of a two-level basement and a fourteen-level hotel tower. Conceived as a design-led urban hotel, the development delivers approximately 190 guest rooms supported by a curated mix of hospitality, wellness and operational spaces.

The hotel integrates ground-floor retail tenancies, dining and bar venues, and a rooftop destination, alongside back-of-house facilities including offices, change rooms, end-of-trip amenities, luggage storage, laundry and housekeeping areas. Architecture and interiors were conceived as a single, cohesive design by Kennedy Nolan, with materiality and form responding to Melbourne’s urban and architectural character. Construction was completed in 2024 by ADCO Constructions, with the hotel subsequently launched under the Hyde brand.

The completed hotel has since been awarded a MICHELIN Key, recognising the quality of its architecture, interior design and overall guest experience.

 

Scope of Service 

Following the project encountering significant challenges during construction, including the developer entering administration, Gallagher Jeffs was appointed to stabilise and progress the delivery. Our role commenced with a detailed review of the programme, construction status and costs to complete, providing clarity around remaining scope, risk and sequencing.

Once an agreed path forward was established, our team continued to act as Project Manager and Superintendent, overseeing the completion of the base build works through to delivery and handover. In parallel, Gallagher Jeffs also supported the coordination and delivery of targeted upgrade works required to transition the hotel to operate under the Hyde brand, ensuring alignment between the completed base building, brand standards and the intended guest experience.
