PROJECT BACKGROUND
The redevelopment of the 13,200sqm Northbank Goods Shed site and the construction of a new mixed-use precinct comprised a 5-star hotel and private dwellings. The selected hotel operator was 1 Hotel. Each 1 Hotel was designed to highlight the beauty of nature, combining luxury with sustainability and environmental responsibility, with a strong emphasis on local sourcing and the communities in which it operated. The wharf section represented the final stretch of real estate in the precinct, featuring a proposed 51,000sqm GFA development incorporating 150 high-end owner-occupied residential apartments, a 5-star hotel with 280 keys, retail, commercial spaces, and a function hall offering premium waterfront event facilities.
The project integrated seamlessly into the Northbank and Yarra edge, interfacing with existing heritage buildings, the broader entertainment and recreation precinct, and the 3,500sqm Seafarers Rest public park. Extensive public realm works, an active riverfront along the upgraded wharf structure, and the refurbishment of the historic crane all contributed to this unique development, crowned by a 700sqm rooftop event space.
SCOPE OF SERVICES
Gallagher Jeffs was commissioned to act as the project representative, coordinating design for marketing material, managing the preparation of pre-sale documentation, overseeing design documentation, managing the tender process, and administering the contract as Superintendent.
