PROJECT BACKGROUND

Quintessential Equity are building a new commercial office in Geelong. The new premises designed by Cox Architecture, will be the result of the amalgamation of two sites, one being 60-68 Moorabool St, Geelong owned and occupied by GMHBA and 78 Moorabool St, Geelong where Quintessential Equity have an option on the site. 
To develop 7 levels off office amenity plus ground floor retail and a basement car park. Depending on the outcome of the negotiations with GMHBA, the office is likely to reflect a good quality ‘B Grade’ asset with 5 NABERS, 5 Star Green Star and a WELL rated core and shell. GMHBA require ~4,000m2 of the total NLA 7,399m2, with the balance of the space allocated to prospective tenants. The GMHBA tenancy will be completed as an integrated fit out.

SCOPE OF SERVICES

To drive the next phase of the development life cycle, the client is now seeking assistance from Gallagher Jeffs to act as their project representative, to coordinate the consultant team and manage design development as they progress with planning application. In parallel, we will support Quintessential Equity with the finalisation of the AfL, ensuring that key milestones and obligations of both parties are reflected in the D&C contract. Subsequently, we will manage detailed design and documentation (which will incorporate GMHBA’s integrated fitout), oversee the attainment of a planning permit, procure a head contractor through a competitive tender process and manage the delivery process as PM and Superintendent.  At all times, we will manage and report on the overall project cost and recommend means of maximising project return. We understand the sensitivity and importance of assisting the successful delivery of this project.
