PROJECT BACKGROUND

Gallagher Jeffs acted as the Project Manager and Superintendent for Quintessential Equity’s 25,000sqm property located in Geelong’s CBD. The landmark development is home to WorkSafe Victoria’s new headquarters. A mixed-use development with PCA A-Grade office accommodation across 14 levels.

The building includes a basement, secure on-site parking, retail tenancies on the lower and ground floors, café, on-site concierge, rooftop exercise and BBQ areas, plus a gymnasium and club style end-of-trip facilities with 100+ bike racks. The Environmentally Sustainably Designed (ESD) building with core principles to minimise environmental impacts and reduce ongoing costs serves tenants and staff with a healthier environment in which to enjoy the stunning views across Corio Bay, Johnstone Park and the Arts Precinct.

SCOPE OF SERVICES

Gallagher Jeffs managed the Design Development and steered the Value Management in preparation for a Design & Construct tender. Our role was split into the following three key stages:

  1. Design management and early contractor negotiation
  2. Support QE in its negotiation of the Agreement for Lease
  3. Project Delivery under a Design and Construct model.

OUTCOME

Practical Completion achieved on programmed date with no extensions of time.
