Project background

The Como has 107 guest suites over four levels plus lobby bar and breakfast room. In order to remain competitive, Mirvac has decided to undertake a ‘soft’ refurbishment of the asset.The project is due for completion in 2012.

Scope of services

Project management

Gallagher Jeffs has been engaged as Project Manager to oversee the project from concept and detailed design development through to completion including the undertaking of a value engineering process to ensure client objectives are met while delivering value for money.

The works will be delivered to a staged program, one floor at a time with works occurring in three main areas:

Soft room refurbishment

  • Replacement of loose FF&E
  • Replacement of carpet
  • Repainting
  • Replacement of built-in joinery
  • Minor tiling works
  • Replacement of tap ware
  • Minor electrical, mechanical and hydraulic alternations

Corridor room refurbishment

  • Replacement of loose FFE & artwork
  • Replacement of carpet
  • Repainting

Penthouses refurbishment

  • Soft room refurbishment similar to the general rooms and a standard of finish commensurate with the Penthouses
