The existing building at 150 George Street is a 22 storey office tower adjacent to a six storey above ground car park, with a two story lobby at ground level facing George Street. The long-term tenant, occupying the whole building, required approximately 3000 square metres of additional floor space for their expanding operations. As the tenant will continue to occupy the building during construction of the extension, they have stipulated stringent requirements for noise attenuation and lack of intrusion from the extension's construction activities.
As well as there being a requirement for additional office space, the landlord has also initiated an upgrade of the base building amenities on each floor and entry foyer to deliver the tenant improved amenity across the whole building.
Scope of services
Gallagher Jeffs has been involved with the 150 George Street project from the outset, leading a technical due diligence review which formed the basis for Colonial’s investment decision making. Following the technical due diligence, we presented a number of design schemes to Colonial and the tenant as part of the lease negotiation process plus cost plans for each to identify their commercial potential.
After selecting a scheme in conjunction with the tenant, the heads pf agreement was finalised and Gallagher Jeffs has been retained to develop the design for development approval, lead the programming of the works around the tenant’s operations and oversee construction.
Given the complex nature of the base building extension and refurbishment, Gallagher Jeffs will also lead the delivery of the a building wide integrated fitout for the tenant.
As at December 2013, the project is awaiting development approval and design is being developed to allow construction to proceed by mid 2014 once development cosent is granted.
